Extractive resources and mining overlay in Queensland — what it means if you want to build
An overlay is an extra layer of planning rules that sits on top of a property's zone.
What it is
Land that holds sand, gravel, rock or minerals the state wants kept available, plus the separation area around quarries and mines where noise, dust and truck traffic are expected.
What it means for you
Homes and other sensitive uses inside or near the separation area may need a development application or be refused to avoid future complaints. If you buy next to a quarry, assume trucks, dust and early starts.
