Easement check, Queensland
Find easements on a property
Short answer
Easements are registered on the land title and drawn on the survey plan, not in the planning scheme, so a zoning map won't show them. Landbrief's report lists the easements registered over the lot and maps where they run, so you can see what part of the block they affect.
Easements give someone else rights over part of a lot — drainage, access, power — and they constrain where you can build. Landbrief reads the cadastre for any Queensland address and shows easements on the lot and on its neighbours, mapped against the boundary.

How can I find out if there is an easement on my property?
Registered easements appear in the state's cadastral mapping. A Landbrief report reads that mapping for your address and shows any easements on the lot and adjoining it — instantly, without ordering title documents first.
What does an easement on a property mean?
It means part of the lot carries someone else's rights — commonly drainage, sewerage, access or electricity. You generally can't build over an easement without approval from whoever holds it.
Does the report replace a title search?
No — it reads the mapped cadastre, which shows registered easements' locations, but a title search remains the legal record of what's registered and in whose favour. The report tells you in minutes whether there's something worth ordering the title for.
