What a development application costs, council by council
Every council sets its own application fees and prices them its own way — Brisbane in points, Mackay by size tier, Redland with multipliers. This table prices the same everyday applications from each council's adopted 2026/2027 fee schedule so you can compare like for like: a subdivision in Toowoomba against one in Rockhampton, a dual occupancy on the Gold Coast against one in Logan.
These are the council's application fees only — what you pay to lodge. Infrastructure charges, state referral fees, public notification, plan sealing and your own consultants come on top and are usually the larger part of the total. Hover a figure for the schedule line it came from.

The scenarios
- New house — A new dwelling house on a residential lot, made assessable by the planning scheme as a CODE-assessable material change of use (or the equivalent domestic/dwelling-house category).
- Dual occupancy — A dual occupancy (two dwellings on one lot), CODE-assessable material change of use.
- 10 units — A multiple dwelling of 10 units on one lot, CODE-assessable material change of use (apply any per-unit component for 10 units).
- Shop 500 m² — A single shop / office / food-and-drink outlet of 500 m² gross floor area, CODE-assessable material change of use (apply any per-m² or GFA-band component for 500 m²).
- 1 → 2 lots — Reconfiguring a lot: one existing lot subdivided into two lots (standard format), the development-application fee only (not plan sealing, not compliance inspections).
- 1 → 10 lots — Reconfiguring a lot: one existing lot subdivided into ten lots (standard format), the development-application fee only (apply any per-lot component for 10 lots).
- Impact-assessable extra — The ADDITIONAL amount payable if the dual-occupancy application above were IMPACT assessable instead of code assessable (a fixed impact fee, or the difference implied by a multiplier such as ×1.5 applied to the dual-occupancy fee). 0 if the schedule charges the same for both; null if it can't be determined.
How to read it
Each figure was worked from the council's own register, and the schedule link on every row is the document to check before you lodge — councils amend fees mid-year and apply concessions and surcharges this table can't see. Use it to size up the difference between areas, not to budget an application to the dollar.
